LOWER MAKEFIELD TOWNSHIP, PA – Lower Makefield Township Board of Supervisors awarded the contract to develop a Master Plan for Patterson Farm to Seiler and Drury Architects at their meeting on February 15, 2023. This award was based on the recommendation from the Ad Hoc Property Committee in March of 2022.

The Ad Hoc Property Committee, which consists of volunteers from the community, carefully reviewed and vetted all candidates and proposals with guidance from historical architect Jennifer Stark.

Seiler and Drury will lead the Township through architectural, engineering, and site planning for Paterson Farm. This will result in an overall long range comprehensive Master Plan for the Patterson Farm property.

Patterson Farm was purchased by the Township in 1998 and consists of 234 acres of land and 15 buildings, some of which are historical and in need of repair. Discussions about the potential to integrate community uses on to the farming site led the Board of Supervisors to create the Ad Hoc Property Committee.

The public is encouraged to tune into the Ad Hoc Property Committee’s public meetings and become informed and participate in the planning process for this important township property.

Why Master Plan?

A Master Plan is a long-term plan to guide future development and usage of a property. A Master Plan should also include a strategy for implementation. The objectives of a Master Plan are:

  • Develop a sharp vision for the future.
  • Create opportunity for sound decision making.
  • Community engagement is an integral part of the planning process.
  • A master plan will assist with future budgeting and preparedness.
  • Provides opportunity for phased grant ready projects.
  • Improves the ability to utilize resources efficiently.
